Lease Extensions
All leases are drafted so that they come to an end on a fixed date. If the period of time that remains on a lease is too short it can make the property difficult to sell.
However, in certain instances tenants have a legal right for the term of the lease to be extended by a further 90 years in addition to the existing unexpired term.
This is unfortunately a particularly complicated area of law as certain conditions have to be met before a tenant is entitled to this right.

Rectification and Variation of Leases
It is unfortunate that in some instances leases have either been badly drafted or drafted incorrectly and need to be rectified.
We also often find that leases drafted before the mid 1980s do not meet the high standards of drafting required today by landlords, tenants and mortgage lenders and have to be varied to reflect the demands of the current property market.
In other instances leases may just need to be varied or amended due to a change in circumstances.
