Sale Procedure
Take your instructions
Initial correspondence with you, estate agents and Buyer’s Solicitors. Deal with ID requirements
Request Title Deeds from Mortgage Lender and obtain copy documents from H M Land Registry
Preparation of Contract documentation to include Contract, Seller’s Property Information form and Fixtures, Fittings and Contents form (Leasehold Property Information form if the property is Leasehold)
Send Contract to Buyer’s Solicitors
Advise all parties of issue of Contract documents
Receive and respond to enquiries from Buyer’s Solicitors, Regular chasing of all parties by phone/email/letter
EXCHANGE CONTRACTS
On exchange of Contracts the date for completion of the sale is agreed. The parties are legally bound to complete on the completion date
Receive deposit from Buyer’s Solicitors Request statement from Lender of amount outstanding on mortgage Approve/amend Transfer and reply to Requisitions on Title Arrange signature of Transfer documentation
COMPLETION
Receive balance of funds from Buyer’s Solicitors Repay mortgage Send Deeds to Buyer’s Solicitors Forward balance of funds to you (where applicable)
Matters not covered by our fee: -
1) Obtaining indemnity insurance for defects in title.
2) Preparation of declarations e.g. relating to lack of rights of way and rights to run services through adjoining properties.
3) Dealing with problems relating to title e.g. incorrect boundaries.
